Book and stay at your own risk. The property is almost a km from the main road. Without vehicle there is no access to anything. The roads are horrible and not advisable for low ground clearance vehicles. There is no caretaker on the property. We were supposed to check in at 12 p.m but reached at 6 p.m. still we were made to wait for 1.5 hours as the caretaker was not there. We were told that towels will be provided however they gave us 3 towels for 4 people. We got the 4th one after 1 hour when we returned from dinner tired of waiting for basic infrastructure. The fan either works on full or not at all. Since there are no mosquito nets we could not open the windows so it felt very claustrophobic. Walls are damp and peeling off. The mobile network is as good as nil and there is no wifi also on the property. Other than the view from the balcony, everything else is pathetic. So many charging plugs, hardly anything works. Kitchen is name sake as nothing is available. Lot of bugs in the rooms. Heaters are there in both the bathrooms however they hardly work. It took us atleast 30 mins to get lukewarm water when it was extremely chilly weather outside. When we complained to the owner there was no response however for the payment he promptly followed up with us. When we reached out to the caretaker he had no clue and abandoned us mid-way. We were not informed about power shortage and had to sleep one night without power. Overcharged property with zero infrastructure. We had aged parents with us and it was a pathetic experience. We will never recommend this property to anyone. Owner is only interested in his money providing zero infrastructure and not even having the courtesy to respond when a guest complains. Pathetic experience! Spoiled our mood completely.

Wonderful ambiance and best budget friendly resort in vagamon. Service very much satisfied. Rooms and bed are very clean. They also providing grilling facility. And have a good privacy in the resort.

We had a wonderful stay at Roca Vista Resort.. The rooms were spacious, clean, and beautifully maintained. The location is perfect peaceful with a lovely view and a refreshing ambiance. The staff went above and beyond, even arranging a barbecue setup for us, which made our stay extra special. We created some truly beautiful memories here. Highly recommended for a relaxing getaway with family or friends the perfect spot to unwind and enjoy nature..

Cons - very poor maintenance for a well built property. If painted and cleaned properly, this is an amazing property. But right now, its a terrible maintenance and no cleaning at all. They must appoint a permanent caretaker at the property for god's sake. No literal amenities, even a kettle. The heater won't work, plug points won't work, TV won't work. So, I hope the owner makes some steps to rectify all.

We stayed 2 nights at this property, here is a detailed review * We checked in late, and had to wait for more than half an hour for the keys as the caretaker was away doing some 'personal errands', no reception desk etc here * Geyser not working in one room and only luke warm water in another room, my parents(aged 80 years) had to make do with almost cold water * Switches not working properly * Fans only work full speed or barely at all * Property is in bad condition and not managed at all, caretaker is not bothered and says he has 'newly joined', owner is located elsewhere and is only bothered about collecting his money, he also charges steep prices for the room * No drinking water and no meals etc available. It's in the interior (around 1.4kms from the road) and you need a vehicle to get to this place, road is pretty bad in some stretches" * Damp musty smell and lots of insects - slugs, centipedes, leeches etc!! * Definitely not for family, probably for bachelors who wish to go on a drinking spree!! If there were negative ratings, I would've generously given that, have to make do with a 1 star. BOOK AT YOUR OWN PERIL!
